Real Estate Transaction and Occupancy Manager The candidate will create strong client trust and confidence by ! fostering relationships and providing an outstanding level of client service. Will execute capital and lease transactions with a high level of proficiency and knowledge ensuring seamless communication, consistent follow up and reporting, and timely execution. Develop and execute real estate strategies and transactions that support the Client s core business, plans, and objectives. Collect client requirements, obtain market data, review market reports, retain real estate broker partners nationally, oversee site selection and site evaluation, create requests for proposals (RFP s), negotiate letters of intent, leases, purchase and sale agreements, and prepare approval packages for client s senior management. Develop occupancy cost savings strategies, develop and evaluate alternative occupancy solutions and financial structures and refine existing transaction processes and procedures. Assist Client in completing a large number of transactions annually and independently execute ! lease and capital transactions of all types and sizes while ad! hering to company s and the Client s processes and standards for expertise and professionalism. Develop, implement, streamline and improve client and processes underlying flawless transaction execution. Review Transaction related documents as part of due diligence process. Prepare commission invoices and track payment. Partner with other offices to monitor progress of transactions and projects. Gather and evaluate economic, demographic and real estate market data. Participating in opportunities to develop new business with Account Directors and other key stakeholders. Summarized occupancy findings and recommendations for action or consideration by the client. Facilitates and/or resolves planning issues identified in the customer planning meetings. Ensures planning is aligned with corporate guidelines, and that all scenarios maximize use of space. Recommends, educates and enforces space policies/standards, procedures and protocols and notifies client of customer requested ex! ceptions. Measure, Monitor and report cost saving and value added contributions. Assist in developing site-specific planning strategies with Senior Leadership. Provides a single point of contact for planning -related questions within region. As necessary, organizes and conducts routine briefings with the management team and the client to outline transaction and occupancy planning related activities for relocations. Facilitates and/or resolves issues related to planning.

The candidate should have a Bachelor's degree, MBA or other advanced degree (J.D.) desired. Must have 5+ years of relevant work experience. Progress towards professional designations preferred (MCR, CCIM, SIOR). LEED certification desired. Seasoned transactions management experience; experience covering multiple states and regions preferred. Previous experience in space/occupancy planning at a strategic level desired. Should have experience working with corporate clients to achieve real estate objec! tives. Proven skills in contract review and lease/purchase and sale neg! otiations are needed. Should have knowledge of real estate leases and accounting are imperative.
